The legal charges will be our fees for the work which we carry out on your behalf in order to complete the remortgage. In addition to our legal charges there will be various other costs payable to third parties e.g. Land Registry fees, Search Fees etc – these additional costs are called “disbursements”. Disbursements will apply whichever law firm you appoint.

How long will my remortgage take?

We will normally commence work when details of the lender’s security requirements are sent to us. The mortgage will be drawn down at the point where we are able to provide a satisfactory certificate of title to your Lender. The average case takes between 4-6 weeks from the date that your mortgage offer issues. It can be quicker or slower depending on the length of time it takes to satisfy the mortgage conditions/complete our investigations in respect of the property.

Stages of the process

The precise stages involved in the remortgaging of a residential property vary according to the circumstances but, typically, the work required to complete your remortgage will include the following:-

  • Take your instructions and give you initial advice.
  • Contact Lenders’ Solicitors if needed – please note if the Lender insists upon using separate Solicitors the legal charges which those Solicitors make for their work will be payable by you in addition to our charges.
  • Obtain execution of the mortgage deed
  • Carry out searches.
  • Obtain pre-completion searches.
  • Arrange for drawdown.
  • Redeem any existing mortgage(s).
  • Pay over to you the remortgage monies net of the the amount required to redeem the previous mortgage(s) and our charges/disbursements.
  • Deal with application for registration of the new mortgage at Land Registry.
