HIPS
It is now mandatory that you prepare a Home Information Pack if you are planning
on selling a house.
HIPS have been introduced by the government in an attempt to improve the process
of buying and selling homes in this country. One key feature of this initiative is that
as the seller you will be required to bring together the necessary legal documents at
the time of putting your home on the market.
At Bramhall Solicitors we use the latest technology to progress your transaction as
efficiently as possible. As we are able to prepare your HIP electronically, it means
that you will get the quickest turnaround in producing the HIP, allowing your chosen
estate agent to market the property sooner. We can also provide the HIP in a range
of formats chosen by you.
The HIP is a legal document and they contain varied and complex information and we
are best positioned to produce the HIP for you if you are selling, or review them if
you are buying.

Why should I use a Solicitor and not an Estate Agent?
Using a solicitor to arrange your HIP allows you to negotiate a sole agency
agreement on favourable terms to you or a reduced selling commission with estate
agents.
Your HIP belongs to you and you can therefore provide it to any estate agent of your
choice.
This also allows you to market your property privately alongside the estate agent and
give you the opportunity to avoid having to pay the agent if you find a buyer yourself.
This is an important thing to consider with the growth of private sale marketing sites.
A solicitor will also know how to look through your HIP and raise the relevant
questions which your purchaser's solicitor will ask in due course. We know the
pitfalls which cause delays in house sales progressing and we have the knowledge
and expertise to resolve them, and ensure that the resolution will be acceptable to
the purchasers solicitors.
To this end we offer a 'HIP CLINIC' where for a reasonable fee, if you have already
purchased your HIP, we will check through it for you and let you know what
information you are going to be required to obtain and specific legal advice about the
title of your property. Of course, if you purchase your HIP through us, this service is
inclusive in the charge.
Alternatively if you are a purchaser, we can look through the HIP for you and give
you advice about the title of the property and information you would still need to
obtain.
If we have prepared a HIP on your behalf, and you then instruct us on the
conveyancing we charge a reduced rate for the conveyancing.
